Make Sure You Have Eligibility And Entitlement

Unlike other mortgage programs out there that are open to every and all borrowers, if you are in the market for a VA Loan, you will need to make sure you are a qualified veteran of the US Armed Forces. There is a reason they are VA Loans for a reason so if you aren’t a veteran or qualified spouse, you will have no luck getting these loans whose guidelines are set by the US Department of Veterans Affairs. If you are a veteran, you are not automatically eligible for this loan program as you must meet the following service times below and always have received an honorable discharge:

  • 90 days of service during wartime
  • 181 days of service during peacetime
  • 6 years completed for the National Guard or Reserves
  • Surviving spouse of a veteran who died in the line of duty or from service related injuries

If you have satisfied at least 1 of the above service times, were honorably discharged, and received for COE or Certificate of Eligibility, you should have your full entitlement of $424,100 to go out and purchase a home. The only time you would not have your full entitlement is if you previously had a VA Loan that was foreclosed on where some of the loan was written off and until that amount is returned, you will never be able to use your full entitlement again.
